Working in International Real Estate

In today’s business world, ‘Think globally, act locally’ is the motto of the mega-successful. With International Real Estate, RE/MAX Agents can do the same.

For agents looking to expand their business beyond the normal borders and market themselves, International Real Estate is an avenue growing in popularity. Thanks to the creation of the (International Real Estate Specialist Certification (IRES), RE/MAX Associates can learn how to promote properties throughout the U.S. as well as in international markets, how to work with builders and developers around the world, understand the new second home market and how to increase their sales by keeping their clients for life.

RE/MAX Professional Group in Houston is known as an international office servicing an international city. Keeping in that spirit, two of their associates, Norma Estrada and Brian Martin, have ventured outside US borders to broaden their business. They have since found benefits in their ability to travel and market themselves on a larger platform as they think locally and act globally.

Norma attained her IRES designation in June and has been hitting the pavement – or air in this case – with her business. She travels frequently to the Dominican Republic where retirees and those with high incomes are interested in second homes. Norma explains that doing business inside another country can seem daunting, but it’s all about being informed and thorough. “The first thing to remember is that RE/MAX is a strong international company and that we have the ability and support to help our clients find their dream home anywhere in the world,” says Norma. “Clients just have to tell me where they want to go, what their budget is and what they are looking for in a home. I know I can find it for them.”

Attaining her IRES certification was a big help in dispelling some of the more common fears, myths and misconceptions about international real estate that Norma was hearing. “I have heard hesitations such as ‘You can’t buy property in another country or the government will take it.’,” Norma explains. “You have to help people overcome theses kinds of stigmas about different parts of the world and make sure they feel comfortable about buying land outside the US.” Norma insists that though there is more work involved, it is not difficult to work list properties in other countries. “It’s all about educating yourself on the country you are dealing with; knowing their laws and exactly what has to be done to ensure the client’s complete satisfaction. The result is incredibly rewarding.”

Brian Martin also earned his IRES in June and has since been promoting properties in Houston to out-of-state and international clientele. He was encouraged by his Broker, Twila Martin to get into International Real Estate as a way to separate himself from the crowd. Since then he has been a promoting agent for properties in Cancun, Mexico, and listings in St. Lucia. Brian has also co-opted with other RE/MAX IRES agents in Texas for properties in Houston. “We work with a lot of upper-income clientele who want to own homes in Houston,” he says. “People are attracted to Texas and Houston from all over the country and world, especially for its low housing costs.”
